<p> </p> <p><strong>Visualizing and Nevillizing Your Goals - It Really Does Work!</strong>  After just 6 short days of describing on paper my ideal life as if it were already true, events are already happening to propel me toward that reality.  In my <a href="http://www.lakewaylaketravistexasrealestateblog.com" title="Lakeway Lake Travis Texas Real Estate Blog">blog post</a> on December 9th, I talked about how Jack Canfield had re-inspired me to <strong>visualize my goals</strong>.  As I focused in on what I want to have already happened by January 22nd, 2010 (a random date I picked), I began daily journal entries describing how much money I would have in the bank, what activities I would be doing with my family and how happy we would be.  I also described how my listings were selling and how new business was coming to me.  One of my dreams is to sell one of my investment properties - so I described that as happening, too, and I <strong>visualized</strong> me signing the closing papers and deposting the large proceeds check at the bank.</p> <p> </p> <p>I have tenants in all my rent houses, and a week ago, I wasn't sure how I would actually sell one of them.  Plus, the market is at a low point in the neighborhoods where the houses are.  One of the things that Jack Canfield reminds us to do is to take action even as you are <strong>visualizing your goals.</strong>  When one of my tenants had not paid the rent for December, I took the initiative to drive over to the house (when he didn't return my phone calls).  I was stunned to see a moving truck in the driveway, only to find out that his girlfriend was moving back in.  I spoke with both of them about getting caught back up on the rent.  (Who wants to put a family out right before Christmas??)  After 4 days, though, they still had not paid a dime in rent.  It was time for me to take action.  My son asked me why I was more charitable to a family I didn't even know than to my own family.  Wow!  That really hit home.  No one gets a free ride in my household - why was I giving a free ride to a tenant who chronically paid rent weeks after it was due and wouldn't even take care of the property?  I prepared an eviction letter and carried it over to the house.  The girlfriend actually looked relieved.  She said she was sorry she had moved back in because it wasn't working out anyway.</p> <p> </p> <p>I now have a concrete plan to get this house sold.  In 6 days, I went from dreaming about having my equity out of one of my investments to actually taking steps to make it happen.  None of this could have taken place if I hadn't spent the last 6 days <strong>visualizing and nevillizing this goa</strong>l.  Oh, are you wondering what <strong>nevillizing</strong> is?  Joe Vitale used the phrase to pay homage to Neville Goddard, a Barbados mystic who believed that you can create your reality through your imagination.  The trick is to <strong>visualize</strong> your goals as already achieved AND to feel the good feelings that would be evoked from that achievement.  One way to practice this methodology is to describe your ideal life on paper each day.</p> <p> </p> <p>I knew that goal achievement has to involve action, and frankly, who can be motivated to kick out a tenant?  I've got to tell you, though, that the words that came out of my mouth when navigating this potentially unpleasant situation felt like they didn't even come from me.  I'm not normally a very articulate person, and I don't do analogies well.  However, when I spoke with my tenants about moving out immediately, I was surprised at how calmly assertive I was and entirely fair.  I can only believe that these inspired words came out because they were coming from my true desire for a better life.  I can even <strong>visualize</strong> a better life for my tenants as they find a more affordable place to live where life doesn't have to be such a struggle for them.</p> <p> </p> <p>If there is something that you want in your life or some goal you want to achieve, I encourage you to practice <strong>visualizing and nevillizing</strong> every day.  <strong>It really does work!</strong></p><div class="agent_signature"><p> </p> <p><span><span><span>Dianne Bartlett, </span></span></span><span><span><span>Broker Associate</span><span><br />Keller Williams Realty<br />512-796-4068</span></span></span></p> <p> </p> <p><a href="http://www.TXmaxvalue.com"><span><span><span>http://www.TXmaxvalue.com</span></span></span></a></p> <p> </p></div> Dianne Bartlett (Keller Williams) Sun, 13 Dec 2009 10:54:35 -0500 http://lakewaylaketravistexasrealestateblog.com/post/1382402/visualizing-and-nevillizing-your-goals-it-really-does-work- http://lakewaylaketravistexasrealestateblog.com/post/1385738/trade-up-5-reasons-why-this-is-the-best-market-to-upgrade- TRADE UP! historic lows due to exceptional drought but rain this fall helped raise the lake over 15 feet to date.  Many area home owners think the <strong>lake levels</strong> are nearly back to normal but this is not the case.</p> <p> </p> <p>Area news stations report <strong>lake levels</strong> daily and give a misleading view of how low the <strong>lake</strong> remains because they report how many feet below "average" the<strong> level </strong>is for that day.  Average does not mean full.  <strong>Lake Travis</strong> fluctuates from its full pool elevation of 681 feet, and the "average level for December over the years is 668.  At 668 feet, the <strong>lake</strong> is still 13 feet below full.<img title="Lake Travis lake levels still low" <strong>Lake Travis</strong> below 681 feet means dry coves, longer walks to the water, steeper drops from cliffs and harder-to-navigage boat ramps.  <strong>Waterfront home</strong> owners suffer a loss of property value when the <strong>lake</strong> is anywhere below full.  Views retreat, neighboring docks compete for space and access to the water decreases.  Trespassers also take advantage of low levels when they have access across exposed land to reach private property that is normally inaccessible.</p> <p> </p> <p>The truth is:  <strong>Lake Travis</strong> is over 25 feet too low!  25 vertical feet of water is missing from the lake due to drought.  Rainfall has been infrequent in the last several weeks and inflow rates are declining.  There is no significant rain in the forecast.</p> <p> </p> <p><strong>Low lake levels</strong> hinder <strong>waterfront home</strong> sales even more than a seasonal decline in home buying activity.  Who wants to buy a <strong>"waterfront home"</strong> that may not even have water in front of it?  Buyers who are willing to buy with the <strong>lake low</strong> will find bargain prices if they act now before the <strong>party</strong> host was insistent that we all come dressed in costume.  So when we saw Alice and the Mad Hatter walking up, we knew we were at the right place.  The couple directed us along the caution tape in the front yard to an opening in the fence that led to the <strong>back yard</strong>.  There, flaps of black visqueen plastic formed a curtain that we parted and walked through.</p> <p> </p> <p>Then, we walked through a tunnel formed by the side fence and the plastic.  We hunched under spider webs and foliage along a path all the way to the back of the yard.  There, we turned and followed the back fence line between the large plastic sheet and the fence until we finally reached the opening to the party into the <strong>back yard.</strong></p> <p><strong></strong></p> <p>Wow!  There were 30 costumed folks already talking, laughing and listening to music.  The large, thick sheets of plastic had formed the perfect sound curtain!</p> <p> </p> <p>We found out later that the owners had two reasons to shield the noise and keep it <strong>quiet</strong>.  The <strong>neighbors </strong>were serving as the baby sitter for the young children & babies of party goers.  Even attendees wanted it <strong>quiet</strong> for sleeping babies.</p> <p> </p> <p>We stayed until 1pm and enjoyed a costume contest announced by microphone, raucus laughter, a stunt show which included a pocket bike and a pole dancing show put on by Juno & her boyfriend.  There were no <strong>neighbor </strong>complaints, and when we left the <strong>party</strong> that Travis</strong> may once again be on the rise.  The Lower Colorado River Authority (LCRA) is oddly quiet on their web site today, and that sometimes means they really don't know if the raining falling now will make a difference or not.  In my experience, when LCRA is quiet, it can mean a several feet rise on <strong>Lake Travis</strong> when rain is falling in the upper watershed as it is right now.  Last week's rains brought a 13 foot rise in elevation and brought the lake level to approximately 642' msl.  That means the lake is still 39 feet below full (681' msl is full).  Right now the lake is at 643' msl and appears to be rising as I look out my window.</p> <p> </p> <p> </p> <p>The elevation of <strong>Lake Travis</strong> makes a difference to <strong>waterfront home </strong>buyers.  Many buyers can't imagine what the lake looks like when it's full, especially if they only see the particular <strong>waterfront home</strong> they are considering when lake levels are at historic lows.  Plus, there are so many <strong>waterfront homes</strong> located in coves that go dry when the lake drops.  At 643' msl, most coves are dry, very shallow or hard to navigate.  Even the best coves on the lake begin looking ugly at approximately 660' msl.  Fearing flooding, some <strong>waterfront home</strong> owners find comfort when the lake hovers around 670' msl - a level often quoted as "average" by the news media.  I personally prefer a full lake at 681' msl.  It's the level most boat docks are optimally designed for, and most <strong>waterfront</strong> of <strong>food </strong>this weekend to the Capital Area Food Bank of Austin.  Home owners generously opened up their hearts this past week, allowed me to knock on their doors and accepted a bag to fill with food items for <strong>Austin's </strong>hungry.  The Capital Area Food Bank usually experiences a shortage of <strong>food </strong>around the holidays when hungry families and children need it the most.  Austin area real estate agents at Keller Williams Realty comb their neighborhood streets for donations every year to help collect <strong>food </strong>and donate it at a time when it's most needed.</p> <p> </p> <p>When I drove around to pass out the bags, I wanted to speak with as many people personally in order to introduce myself since I'm fairly new to the neighborhood.  Plus, I know <em>I'm</em> more likely to donate if someone asks me face-to-face.  Hunger in <strong>Austin</strong> is a bigger problem than many of us know.  I just wanted to give this <strong>food drive</strong> my best effort in order to help as much as possible.</p> <p><img title="Keller Williams food drive Austin" entrance of the neighborhood so that everyone would know what to expect.</p> <p> </p> <p> </p> <p>Next year, I hope to be a little better organized and do a better job to make it as easy as possible for residents to donate.  One thing I learned is that I got a little over-anxious this morning and started picking up bags too early.  Afterall, it is Saturday morning!  I just wasn't sure how long it Hurricane Rick is hovering over Central Texas right now and has brought the area several inches of rain.  The heavy rain has fallen over two important watersheds that flow into <strong>Lake Travis</strong>.  The Pedernales (pronounced Purdanaless for you non-Texans) River rose 15 feet which brings welcome relief to a drought-stricken area.  This river flows directly into <strong>Lake Travis</strong>.  The Colorado River also received its fair share of rainfall.  The Colorado River creates the Highland Lakes chain, of which <strong>Lake Travis</strong> is one of the down stream links.</p> <p><strong>Flood</strong> gates are open on the upstream lakes due to area flooding, and that water is now flowing into a very thirsty <strong>Lake Travis</strong>.  The lake level yesterday was 632 feet above sea level, and the lake is predicted to rise one foot per hour throughout today.  One news station reported a 12 feet rise by midnight tonight.  The other news station said that LCRA (the authority that controls the floodgates) has not finished its calculations on predicted lake levels but is saying a one foot per hour rise will continue throughout the day.  The rain continues to fall over the Hill Country as of 6:30 am this morning.</p> <p><strong>Lake Travis</strong> has plenty of capacity for this <strong>flood</strong> because the lake level is nearly 50 feet below full pool level.  Lake area residents and businesses welcome any rise on the lake and would love to see 50 feet of water come on down!</p> <p>See <strong>Lake Travis</strong> homes on the
